Water-Based Concrete Stain & Waterproofing Sealer For Outdoor & Indoor Applications

CHEM-CRETE STAINIX® is a unique, water-based, two-component stain and waterproofing sealer. It is available in ten standard decorative colors, which enhance the appearance of concrete surfaces. STAINIX is packaged in easy to use kits. The low viscosity allows the CHEM-CRETE STAINIX to penetrate into the concrete surface. Simply mix the stain (Part A) to the waterproofing sealer (Part B), and it is ready to apply in only one coat.


CHEM-CRETE STAINIX® contains patented crystallization technology. The crystals (hydrophilic and hygroscopic) react to moisture inside the concrete and grow to fill the capillaries, voids and pores that are prone to contain moisture, effectively blocking moisture underneath and at the surface. When moisture is no longer present, the hygroscopic crystals become dormant while the hydrophilic crystals shrink to allow the concrete to breathe naturally. This process repeats itself repeatedly over time without affecting the stain’s natural color.


This UV stable product does not require a top coat. If gloss or satin sheen is preferred, apply CHEM-SEAL 30WB for gloss or CHEM-SEAL 14WB for a satin finish, these CHEM-SEAL clear sealers are water-based acrylic which are ideal for enhancing the color of the stained surface.


Application of CHEM-CRETE STAINIX product provides both decoration and waterproofing benefits in one single application, CHEM-CRETE STAINIX is UV stable which make suitable for outdoor and traffic applications, when using CHEM-CRETE STAINIX product application can be made without the need for using any additional protection for it like regular stain sealers.

Methods of Application: By spraying and rolling also brushing can be used for small applications.


Surface Preparation: The substrate must be sound, dry, clean and free from any contaminant like dust, dirt, mildew, algae, curing compounds, form release, sealers, oils, grease, etc.


Dirt and dust can be removed by sweeping and low-pressure washer. Areas contaminated with mildew, algae, oils and grease can be cleaned using a high-pressure washer and a biodegradable concrete cleaner like CHEM-CRETE CONCLEAN CCC060.

Cleaning of substrates treated with curing compounds, form release and sealers might be achieved by means of mechanical methods, such as shot blasting, grinding, wire brushing, and high-pressure washer.

Do not use acid etching, solvents or adhesive removers to clean substrates prior to application of CHEM-CRETE STAINIX.


Absorption Requirement: the application surface must be able to absorb water for CHEM-CRETE STAINIX® to work properly. Test for required absorption capability by placing a droplet of water at multiple locations on the surface area. After a few minutes, if the droplet quickly runs off or stays beaded this may indicate the need for additional surface preparation.


Coverage: apply CHEM-CRETE STAINIX® in one coat only at 150-200 ft2 per gallon. Coverage depends on the porosity of the concrete, and the concrete’s ability to absorb product. Once dry, do not re-apply.

Prior to application, test color on a sample of the surface. For best results, apply with pump sprayer or low pressure airless sprayer. Spray until surface no longer absorbs product. Avoid creating standing puddles. Use a broom or squeegee to spread excess product until absorption is complete.


Mixing: simply mix together the stain (part B) into to the waterproofing sealer (part A). Mix thoroughly. After mixing, product is ready to apply.

Mix only the amount you require for the days application. Left over material should be discarded properly.



  • Minimum substrate temperature: 40°F (4.4°C).
  • Application on wet or water-logged substrates is not recommended.
  • Differences in concrete substrates, surface permeability, concrete design mix, finishing techniques, and age and condition of concrete in new and existing concrete substrates can produce variations in the color of the finished product.
  • To test the surface (to be stained), mist the surface with clean water. Potential problem areas will bead water on surface and not absorb into substrate to receive CHEM-CRETE STAINIX.



  • Protect any adjoining areas (windows, doors, and fixtures, etc.) from overspray.
  • Different colors and shades will vary depending on the number of coats applied, surface texture, porosity and method of application.
  • Before applying CHEM-CRETE STAINIX to new or old concrete and masonry substrates, test CHEM-CRETE STAINIX in an inconspicuous area on the actual surface for desired results. It is always recommended to do a test area before commencing a full scale application.
  • Dense or burnished concrete substrates surfaces must be opened properly to absorb CHEM-CRETE STAINIX by mechanical, chemical or water blasting techniques.


Cleaning: clean all equipment, tools with fresh clean water immediately after use.


Two years shelf life when stored in cool, dry place in unopened drums. Always agitate or stir jug or bucket before using. DO NOT ALLOW PRODUCT TO FREEZE.


As with all construction chemical products, adequate precautions and care must be taken during usage and storage.  Avoid direct contact with foodstuff, eyes, skin, and mouth.  Any direct contact with skin, eyes, etc. should be washed thoroughly with clean running water and soap.

Always wear protective goggles and gloves. In case of eye contact, flush for 15 minutes with clean water. KEEP OUT OF REACH OF CHILDREN.
